Home Office from the Flipper’s point of view - why you must design a home office in every renovated home.

We all know Covid has changed the world during the last few years, and this has had a tremendous impact on how our buyers look at their next home. According to Gallup’s September update of employment trends, in 2021, 25% of employees worked part time from home, and almost half, 45%, work from home full-time. In addition, 91% of those workers hoped their ability to work at home persists going forward. It’s clear that an increasingly larger portion of workers want to spend time working at home.

When initially designing the layout of your flip, design rooms that can be multi-functional. Most homes I flip are three bedrooms, and I specifically design one that can easily be envisioned by the buyer as a comfortable office space. If fact, my goal is to have several multi-use spaces so that the client can envision several uses for the space. Basement rooms that can be used as a workout or TV room is another good example. More functional options for the buyer equates to more opportunities for the buyer to see yours as their future dream home. And if they see it as such, your buyers will feel that they ‘have-to’ have it!

Here is a house that we are working on right now. We’ve chosen to stage the center bedroom the ‘office’, as it already has a huge glass sliding door and immediate access to a back deck. I can envision myself or the buyer walking out to the back patio to enjoy the sunshine while on a long phone call or for a quick break.

Notice in this home, I designed yet another office space in the large bonus room, now accommodating a couple that both work from home but may need privacy from each other. Notice also that the other bedrooms in the home are designed to be private, tucked away from the more social kitchen and living areas of the home.
